Deed Book B, page 73: This indenture made the ninth day of November in the year of our Lord 1854 between John De Fries of County of Marin State of California and Elizabeth De Fries, his wife, of the first part, and Everet Springsteen of the same county of the second part
Whereas heretofore the party of the first part became lawfully entitled to all that certain tract or piece of land situate in the county and state aforesaid bounded and described as follows, being an island situated in the Bay of San Pablo and near Novato Point and being wholly bounded by the waters of said bay and containing 160 acres of land together with the improvements thereon erected, the said Island being known by the name of Deer Island
Now this indenture witnesseth that the parties of the first part in and for consideration of the sum of $100 to them in hand paid by the party of the second part....
